Alice Shepherd House and Oak House

We’re regenerating Alice Shepherd House and Oak House to create high‑quality new homes, safer streets and improved outdoor spaces for current and future residents.

Building homes for the future

Following a successful residents’ ballot, we’re working with residents to redevelop Alice Shepherd House and Oak House, replacing the existing blocks with new homes. 82% of residents who voted supported the redevelopment.

We’re working with Hill and architects HTA to develop the designs, with residents helping to shape the plans and the future of the estate.

We’re now meeting with households to understand their individual needs and priorities. The project is currently at the design consultation stage, with a planning application expected in summer 2026.

How we got here

Residents have helped shape the future of Alice Shepherd House and Oak House from the start. Explore the key milestones from the first surveys and consultations through to the successful residents’ ballot in 2022.

2022

Residents received the proposed designs and Landlord Offer before voting on the redevelopment. 82% of those who voted said yes, with an 88% turnout.

Open Communities was later appointed as the Independent Tenant and Resident Advisor.

2021

Residents took part in further design workshops and consultation events. Full redevelopment was the option with the most resident support.

2020

We began consulting residents on different options for the estate, including designs, costs, planning considerations and community benefits.

2019

A Residents’ Steering Group was formed and independent advisers appointed. We also heard from 81% of households about their homes, blocks and neighbourhood.

2018

Residents raised concerns about maintenance, security and anti-social behaviour, leading us to explore options for the future of the two blocks.

2017

An independent survey found that Alice Shepherd House and Oak House could benefit from significant improvements.
