Gas safety checks save lives by spotting problems early.

Faulty gas appliances or pipework can cause fires or carbon monoxide poisoning. That’s why it’s important for your boilers, meters, cookers and gas fires to be serviced every year by Gas Safe registered engineers to make sure they’re safe and working properly.

Your annual gas safety check

Every year, we carry out a gas safety check in your rented home. Here's what to expect  and why it's important.

When is my gas safety check?

We'll contact you around two months before your annual gas safety check is due to arrange a convenient appointment. It's important that you allow access so we can carry out this essential safety inspection.

Who will carry out the visit?

All our engineers are Gas Safe registered and carry an ID card with their personal licence number and photograph.

You can check their ID by calling the Gas Safe Register on 0800 408 5500 or visit Gas Safe Register to check the credentials of the engineer or business.

    What happens during the visit?

    Our Gas Safe registered engineer will carry out a number of checks to make sure your gas appliances and pipework are safe. They'll:

    • Check for gas leaks
    • Inspect gas pipework
    • Test the gas pressure
    • Check ventilation and flues
    • Test safety devices
    • Check your smoke and carbon monoxide alarms

    If an appliance isn't safe, the engineer will explain the problem, make it safe and arrange any repairs if needed.

    What if I have my own gas appliances?

    We'll carry out a visual check of any gas appliances you own, but you're responsible for having them serviced and maintained.

    To help keep your home safe, the Gas Safe Register recommends having your appliances checked every year by a Gas Safe registered engineer.

    What happens after the visit?

    Once your gas safety check is complete, you'll receive a Landlord's Gas Safety Record confirming the outcome of the inspection.

    If any follow-up work is needed, we'll let you know what happens next.

    I own my home – do you check my gas?

    No. If you own your home, you're responsible for servicing and maintaining your gas installation and appliances.

    The Gas Safe Register recommends having your gas appliances checked every year by a Gas Safe registered engineer. You can find a qualified engineer on the Gas Safe Register website.

    What to do if you smell gas or your carbon monoxide alarm activates

    You should act immediately:

    • Call the National Gas Emergency Service on 0800 111 999. 
    • Write down the incident number they give you so our team can help  you.
    • Open doors and windows to let fresh air in.
    • Turn off the gas supply at the emergency control valve on the gas meter, if it’s safe to do so.
    • Do not switch any lights or electrical appliances on or off.
    • Put out any flames and do not smoke.
    • Do not turn the gas back on.
