We’re regenerating Calverley Close to create high‑quality new homes, safer streets and improved outdoor spaces for current and future residents.
Following a successful residents’ ballot, we’re rebuilding Calverley Close to provide every existing Riverside tenant with a modern, accessible, spacious and more energy-efficient home.
The redevelopment will provide 275 new homes, including 96 homes for sale. The sale of these homes, alongside Greater London Authority (GLA) funding, will help make the redevelopment possible.
We’re working with Countryside to deliver the new homes. The redevelopment will be carefully phased so tenants can remain on the estate during the works and only need to move once. Tenants will also receive support with moving costs.

The demolition of the houses at 3 – 17 Calverley Close is now complete. Countryside will start preparing the site for the construction of Block 2A this month.
Over the coming weeks, you will see:
Groundworks, including piling for the new block, will begin in late March.
The overall construction timeline remains unchanged, with Block 2A for Clifford house residents set for completion in autumn 2027.
Phase one of the Calverley Close regeneration is complete, delivering 18 new social rented homes for existing Riverside residents.
Residents are now moving into their new, energy-efficient homes.
What’s next?
The wider redevelopment will provide 275 new homes, including 179 for social and affordable rent, as well as new green spaces and play areas for the community.
Phase one is nearly complete, with 20 new homes due for handover.
The first 18 homes will be ready by mid-September, with residents moving in shortly after. Two adapted homes will be completed by the end of October.
New communal spaces, including pocket parks and a children’s playground, are also ready.
Resident engagement
Residents have viewed their new homes and received information about rent, service charges and how to use their new home. The first residents will move in from 17 September.
What’s next?
Once everyone has moved, the old homes will be demolished to make way for phase two, which will provide 32 new flats.
We’re pleased to share the latest progress on the construction of the first 20 houses at Calverley Close. Internally, Countryside are finishing the decoration and final touches on nine houses. The remaining 11 houses will start decorations this month. After the final touches are complete, we will commission the electrical and mechanical equipment including cycling through the heating system to ensure all is working as it should.
Following on, Countryside will then carry out snagging, addressing any minor issues identified during inspections. Once completed, the homes will be handed over to Riverside, to carry out our own snagging process. Any issues we identify will be addressed by Countryside.
Externally, electrical and water connections, including meters, are now in place. Garden paving is complete, and we’re grading and paving the communal areas. Planting began a few weeks ago, with main trees in place. Wildflower and grass laying will start in late May.
We are currently arranging viewings for residents who are set to move into the first new homes, with these taking place next month.
Work is progressing well. Outside, scaffolding has been removed and work has started on the terrace areas. The boundary walls are complete, with electrical and water services and landscaping next.
Inside, all 20 new homes are nearing the ‘white box’ stage, with wiring, plumbing and plastering complete. Flooring, kitchens and doors are now being installed in the first homes.
Resident engagement
We’re arranging for the 20 households moving in this phase to visit their new homes. We’ll also hold sessions to explain the energy supply and help residents understand the costs of running their new home.
Construction on site is progressing smoothly. The brickwork is now complete, and most of the roofs have been waterproofed. This progress has enabled Countryside to begin the internal fit-out of the new homes, including installing screed and underfloor heating, followed by internal plasterboard partitions and mechanical and electrical services.
We’re entering an exciting phase, with the first 20 new homes on track for completion in spring 2025. Countryside remains committed to working closely with residents and the community to minimise any disruption.

You can apply for a mutual exchange before moving into your new home.
However, if you move away, you will not receive regeneration benefits such as removal costs or a Home Loss payment.
You can consider a mutual exchange again after you have moved into your new home.
We’ll keep you updated as construction progresses and give you plenty of notice before your move.
No. The redevelopment is being phased so you can move once, directly into your new permanent home when it is ready.
Homes will be allocated in line with the Local Lettings Plan.

Your disturbance payment helps cover the costs of moving, but Riverside will not normally replace or compensate you for furniture that does not fit.
All new homes will meet or exceed Greater London Authority space standards.
We’ll provide more information about the size and layout of your individual home before you move.
We’ll use information from your Occupational Therapist (OT) assessment to help design your new home around your needs.
This may include adaptations and accessible features.
Riverside will speak to you individually about your requirements. If you have concerns about your OT assessment, contact us to discuss them.
New homes will have connections for electric cookers only.
If you currently have a gas cooker, Riverside will provide a new electric cooker and install it before you move.
No. Providing white goods was not included in Riverside’s commitments to residents before the 2021 ballot.
If you told us during the parking consultation that you have a vehicle, you’ll be allocated a parking space within the new development. There will be no charge for your allocated space.
Visitor parking will be limited, so visitors may need to park elsewhere.
Yes. Up to 25 of the 125 parking spaces will initially have access to an electric vehicle charging point.
More charging points could be added in future if demand increases. There will also be one car club space.
We know temporary parking arrangements may be more difficult for some residents, particularly people with accessibility needs.
The temporary car park will be lit at night and we’ll speak individually with residents who have specific accessibility concerns.
We’ll also consider options for managing resident parking as the redevelopment progresses.
Your existing rent level for each property size will remain the same.
If you move to a larger or smaller home, you’ll pay the existing social rent for a Riverside home of that size.
For example, if you move from a two-bedroom to a three-bedroom home, you’ll pay the social rent for a three-bedroom home.
It may change because the new development will have different services and facilities.
Service charges will be reviewed for each phase as the design develops. We’ll talk to residents about proposed services and costs.
We’ll work to keep service charges affordable and ensure they provide value for money.
Council Tax bands and charges are set by the London Borough of Bromley.
We’ll provide more information about your new home before you move.
Eligible residents will receive payments and support towards the costs of moving.
Your disturbance payment is designed to cover reasonable costs associated with your move.
