Juniper Crescent and Gilbeys Yard

We’re regenerating Juniper Crescent and Gilbeys Yard to create high‑quality new homes, safer streets and improved outdoor spaces for current and future residents.

Building homes for the future

Following a successful residents’ ballot, we’re proposing to redevelop Juniper Crescent, replacing the existing 120 homes with 478 modern, energy-efficient homes.

The plans include 50% affordable housing, alongside new green spaces, play areas and safer, better-connected streets. Secure tenants will have the right to return to a new home on the estate.

We’re working with Vistry Group to deliver the proposals, which are currently being considered by Camden Council. Residents will continue to be involved as the plans progress.

The redevelopment
What is planned for Juniper Crescent?

The proposals include:

  • replacing 120 existing homes with 478 new homes
  • 50% affordable housing by habitable room
  • modern, energy-efficient homes
  • new green spaces and play areas
  • safer, better-connected streets.
Who is delivering the redevelopment?

Riverside is working with Vistry Group, formerly Countryside, to develop the proposals.

Is Gilbeys Yard included?

No. The current plans are for Juniper Crescent only.

We’ll continue to work with Gilbeys Yard residents on their priorities, including repairs, maintenance and the local environment.

Planning and timescales
What stage are the plans at?

A full planning application has been submitted to Camden Council and is being considered.

Where can I see the plans?

You can view the application on Camden Council’s planning portal using reference 2025/3057/P.

The plans are also available on the project website.

When will work start?

This will depend on planning permission being granted.

We’ll update residents on timescales as the plans progress.

Your new home
Will I be able to return to Juniper Crescent?

Yes. Secure tenants have a guaranteed right to return to a new home on the estate.

What will the new homes be like?

The new homes will be modern and energy efficient and designed to meet or exceed London housing standards.

When will I know which home I'll get?

Homes have not been allocated yet.

We’ll explain the allocation process and your options as the redevelopment progresses.

Have your say
Have residents been involved in the plans?

Yes. Residents have helped shape the proposals through consultation and an independent resident steering group.

What happened in the residents’ ballots?

Residents voted against the original proposals in 2020.

We then worked with residents to develop new plans, which were supported in a second ballot in December 2022.

Can residents still have a say?

Yes. We’ll continue to involve residents as the plans develop and, if planning permission is granted, throughout the next stages of the redevelopment.
