Kingsbridge

We’re regenerating Kingsbridge to create high‑quality new homes, safer streets and improved outdoor spaces for current and future residents.

Building homes for the future

We’re working with residents across 134 homes at Michigan House, Montrose House and Montcalm House on plans for the future of the Kingsbridge Estate.

In 2022, residents voted in favour of full redevelopment, with 85.4% voting yes. The proposals would replace the existing blocks with new homes and improvements to the wider estate.

The project is currently paused while we explore funding options. We remain committed to the regeneration and expect consultation to restart from spring 2026 at the earliest. In the meantime, residents do not need to move and we’ll continue to maintain the estate.

How we got here

Residents have helped shape the future of the Kingsbridge Estate from the start. Explore the key milestones from forming the Residents’ Steering Group in 2019, through several rounds of consultation, to the successful residents’ ballot in 2022, when 85.4% voted in favour of redevelopment.

2022

    In April, we completed the options appraisal and presented full redevelopment as the preferred option.

    In November, residents received the Landlord Offer, setting out our commitments and showing what the new homes could look like.

    A resident ballot followed in November and December:

  • 75.6% of eligible residents voted
  • 85.4% voted yes to redevelopment
  • 14.6% voted no
2021

In January, we presented five early options for the future of the Kingsbridge Estate. Residents told us what they liked, what they didn’t and how the options could be improved.

In May, we shared the refined options and assessed each against five areas:

  • affordability and viability
  • how practical it would be to deliver
  • residents’ priorities
  • environmental impact
  • benefits for the local community.

In November, we took the preferred options forward for further development and testing, using residents’ feedback to help shape the next stage.

2020

We heard from 66% of households through our Starting the Conversation questionnaire. Residents told us what they liked about the estate and what they wanted to see improved.

This feedback helped us appoint Haworth Tompkins as the project architects and shaped the first ideas for the estate.

In September, we began the first round of consultation, giving residents another opportunity to share their views and help shape the regeneration options.

2019

A Residents’ Steering Group was formed with volunteers from all three blocks to make sure residents were at the heart of the regeneration plans.

The group appointed independent resident advisors and a residents’ advocate to provide advice and support throughout the process.

Why is the regeneration paused?

Since the resident ballot, rising interest rates, construction costs and inflation have made the project more difficult to fund.

The regeneration remains paused while we work through these challenges.

Is the regeneration still going ahead?

We remain committed to delivering the regeneration and are exploring different ways to fund it.

This includes discussions with the Mayor of London’s team about potential financial support.

When will the project restart?

We don’t expect consultation to restart until spring 2026 at the earliest.

When consultation restarts, we’ll work with residents as we move towards submitting a planning application.

Do I need to move now?

No. Residents do not need to move at the moment.

We’ll provide plenty of information and support before anyone needs to move.

Will Riverside continue to maintain the estate?

Yes. We’ll continue to carry out repairs and maintenance as normal while the regeneration is paused.
