Planned works

We regularly inspect our buildings and use this information to plan future work. We also consider the age and condition of building components to decide when they need replacing.

Yes. If work is planned for your home or building, we'll contact you to explain:

• What work will be carried out
• When it's expected to start
• How long it should take
• How it may affect you

We'll keep you updated throughout the project.

If your lease says you're responsible for contributing to major works, you may need to pay a share of the costs.

For larger projects, we'll consult with leaseholders before work begins. This is known as a Section 20 consultation.

If major works are planned and your share of the cost is more than £250, we'll ask for your feedback before the work starts.

Step 1: We tell you about the work

• We'll write to explain the planned work.
• You'll have 30 days to send us your comments.

Step 2: We share the costs

We'll write again with:

• The contractor we're proposing to use
• The estimated cost
• Our response to any feedback we've received

You'll have another 30 days to send us your comments.

Step 3: We choose a contractor

If we choose a different contractor from the lowest quote, we'll explain why before the work starts.
