Juniper Crescent and Gilbeys Yard, Camden: Revitalising your neighbourhood

We are working with residents at Juniper Crescent and Gilbeys Yard to secure the best possible future for their homes and neighbourhood.

Where we are now

Following a successful resident ballot in December 2022, Riverside and our development partner Vistry Group (formerly Countryside) have submitted a full planning application to Camden Council for the comprehensive regeneration of the Juniper Crescent estate in Chalk Farm.

The plans propose:

  • Replacement of the existing 120 homes with 478 new, high-quality homes
  • 50% affordable housing by habitable room, with a mix of social and intermediate rent
  • A guaranteed right to return for secure tenants to a new home on the estate once the scheme is complete
  • Modern, energy-efficient homes designed to meet or exceed London housing standards
  • New green spaces, play areas, and safer, better-connected streets and public realm

The planning application is now being considered by Camden Council. Residents and stakeholders can view the planning documents on Camden’s planning portal (the reference for the application is 2025/3057/P) and on the dedicated project website.

Working with residents

Resident involvement has shaped the proposals at every stage:

  • Engagement on options for Juniper Crescent and Gilbeys Yard began in 2017, supported by an independent resident steering group
  • A first estate-wide ballot in June 2020 on earlier regeneration proposals resulted in a majority of residents voting against those plans
  • Since then, we have worked closely with Juniper Crescent residents to understand their priorities and to co-design a new masterplan, including several rounds of consultation
  • In December 2022, Juniper Crescent residents voted “yes” in a second ballot, giving a clear mandate to move forward with regeneration

This resident-led approach will continue through the planning process and, if permission is granted, into detailed design and construction.

Gilbeys Yard

From our ongoing conversations, residents at Gilbeys Yard have told us that their current priorities are day-to-day estate issues such as repairs, maintenance and the local environment, rather than a regeneration scheme at this time.

The planning application now submitted to Camden Council covers Juniper Crescent only; Gilbeys Yard is not included in the current proposals.

We remain committed to:

  • Addressing the estate issues residents have raised at Gilbeys Yard
  • Continuing open conversations about the future of the estate
  • Exploring longer-term options together with residents, should they wish to do so

Any future proposals for Gilbeys Yard would be developed in close collaboration with residents and in line with Camden’s wider planning framework for the area.
