Shared spaces
Our Shared Spaces Compliance team makes sure essential building systems are safe and reliable. From regular inspections of gas, water, and electrical systems to lift servicing, fire safety checks, and asbestos monitoring, we ensure every communal space meets the highest safety and compliance standards.
- Electrical inspection: 5 yearly electrical condition report. 2 yearly (PAT) portable and fixed appliance inspections. 1 yearly Solar-Panel inspections
- Door entry systems: yearly Servicing and inspections of door entry systems
- Refuge systems: yearly Servicing and inspections of Refuge systems
- Gas inspections (LGSR): Communal Plant and Rented property’s Boilers and Gas appliances receive annual gas inspections
- Water Hygiene inspections (legionella): * Monthly inspections and Annual Legionella Risk Assessments
- Lifts: Monthly lifts and lifting equipment inspections for equipment within communal areas. 6 monthly inspections for domestic lifting equipment

Property management
Our Property Management team takes care of the day-to-day running of your building. They carry out routine inspections of communal areas, check that safety systems are functioning properly, and respond quickly to any incidents. With dedicated managers overseeing buildings of all sizes, you can be confident your home is managed with care and attention to detail.
- Building Safety Inspectors conduct all functional testing of fire systems present within the building
- Property Managers conduct monthly inspections of the communal area ensuring communal spaces are clean, safe and well maintained
- Regional Property Manager coordinates all activities and standards across the allocated region

Note – Where a building has a managing agent providing services in the communal area, a Shared Spaces manager will ensure compliance and delivery.
Incident Manager will co-ordinate the incident response to major system outages (lifts, heating or hot water).
Grounds maintenance
Finally, our Grounds Maintenance service ensures that outdoor areas are well-kept and enjoyable year-round. This includes grass cutting, hedge pruning, litter and leaf clearance, and the removal of weeds and moss from paths and communal spaces. Even when weather conditions affect visits, our contractors catch up quickly so outdoor areas stay clean and inviting. See what to expect from your selected grounds maintenance provider below.
If your ground maintenance contractor is Tivoli, they will carry out approximately 19 visits per year. These will be twice per month between April to October, and monthly from November to March.
Services provided include:
- Grass cutting during growing season will be ‘cut and drop’, ensuring all edges are clean and tidy
- Regular pruning of plants, hedges and shrubs throughout the year and a hard winter prune and cutback. Consideration must be given to nesting birds between March and August
- Litter and leaf clearance
- Weed, moss and debris removal including external paths, car parks and other hard standing communal areas
Please be aware that grounds maintenance visits can be impacted by weather, however the contractor will catch up on postponed visits if forced to reschedule.
If your ground maintenance contractor is Groundscapes. They will carry out approximately 19 visits per year. These will be twice per month between April to October, and monthly from November to March.
Services provided include:
