Do I have to have the work done?
As your landlord, we have to make sure your home is safe and well looked after. We also have a legal responsibility to keep heating systems up to date, in line with health and safety regulations around gas appliances.
If you’re worried about having the work done for medical reasons, please contact us as soon as possible to discuss your options.
Do I need to do anything?
If you have fitted your own flooring, you will need to remove it before the work begins, and re-lay it yourself after the work is completed. We will not accept responsibility for any damage or consider requests to replace it.
Please be aware that the size and type of your boiler and radiators may change. We will do the work carefully, but some decorations may be affected. We will fix any plasterwork if needed, but we won’t be able to do any redecoration work.
Getting ready for the work to start
The contractor will arrange to do a pre-entry survey of your home, to see what needs doing. It might be that you only need a new boiler, or that the whole system needs replacing. They will be able to answer any questions you have about the work.
During the work
We’ll keep you updated with how everything is going by giving you a daily task sheet. This will tell you what is happening on each day that we’re in your home. It will generally take around 2 working days.
We’ll do everything we can to minimise disruption to you, but there may be some unavoidable noise and dust.
If we need to fit new pipework, we might need to lift carpets and floorboards, but we will re-lay these when we’re finished.
There might be a short period without heating or hot water, while we replace the boiler and pipework. We can provide temporary electric heaters if needed.
Bathroom

If you live in Supported or Retirement Living accommodation, your bathroom will be slightly different. We’ll give you all the information you need when we visit.
During the work
We’ll keep you updated with how everything is going by giving you a daily task sheet. This will tell you what is happening on each day that we’re in your home. It will generally take between 5-7 working days, depending on the size of your bathroom.
Your toilet will be in use throughout the time we are in your home, apart from the hour or two it will take to fit a new one. You won’t be left without bathroom facilities overnight.
Can I change the current layout of my bathroom?
We will try to meet your needs when we can, but this may not be possible where existing pipework is already in place. We will not do any structural work as part of this programme.
Bath and Shower
Why will I get a shower curtain and not a screen?
Bathrooms in our properties come in all kinds of shapes and sizes, so we will always fit a shower curtain and pole to keep everything to the same standard.
What type of shower will I get?
Sometimes we might fit an electric shower instead of a mixer shower. This may be because your home has an electric heating system, or the water pressure is not high enough for a mixer shower. If you haven’t had an electric shower before, we may need to do some extra work to install it.
If you currently have a shower and tray, we will replace it with an electric shower over a bath.
If you currently have a wet-room, we will keep it working order and replace the sink, WC and shower as needed.
If you want to keep a shower you have fitted yourself, we will test and refit it as needed. When we have refitted it and checked that it works, you will be responsible for repairing and maintaining it. If you want to buy your own shower, it is your responsibility to fit and maintain it. We will not fit extra items on request.
What size will the bath be?
We will fit either a 1600mm or 1700mm bath, depending on your bathroom.
Tiling
We will only tile the shower area and splash back to the sink. Non-tiled areas will be painted.
If you want to tile the bathroom yourself, just let us know. It’s really important that tiling is done properly, particularly around the shower, because it can help stop leaks. If you don’t plan to do this work straight away, we would recommend having our contractor tile around the shower and sink. You will have to pay for any damage caused to your property or the flat below caused by problems with tiling.
Adaptations
We can fit minor adaptations for you, like handrails and lever taps. If you think you will benefit from these, please let us know.
Kitchen

- Electrical re-wiring (where needed) and new sockets (subject to the kitchen survey)

- Decoration (painting only).
It won’t include:
- Cooker hood –If you plan to buy one yourself, we can provide a fuse spur – just let us know during the design visit.

Getting ready for the work to start
It might get dusty while we’re working, so we recommend you cover any items that might be affected. Larger appliances like fridges might need to be moved, and curtains or blinds should be taken down before work begins.
If you need help moving furniture, let us know in advance and our contractor may be able to help. If you need any packing boxes for your belongings, we can provide some for you.
During the work
We’ll keep you updated with how everything is going by giving you a daily task sheet. This will tell you what is happening on each day that we’re in your home.
It will generally take around 10 working days.
Sometimes we will need to leave sockets and switches loose from walls so that plaster or tiling can dry properly. We’ll tell you which sockets and switches you can use and we’ll make sure everything is left safe overnight.
Kitchen Design
What will my new kitchen look like?
A designer will visit your home to help you plan your kitchen. They will explain the process to you and discuss the options. You’ll also be able to choose your worktops and units.
During this visit, they will give you a drawing of the design and layout of your new kitchen to give you an idea of what it will look like (this might be slightly different to the finished kitchen).
Health and safety regulations might limit the shape, size and options available for your kitchen but we’ll always do our best to meet your needs.
Keeping your own appliances and fixtures
You can keep existing appliances, but if they don’t comply with health and safety legislation, we won’t be able to refit or replace them. We can leave space for new items, but it is your responsibility to buy them and arrange for them to be fitted.
If you have made changes to existing units and they comply with health and safety legislation, you can keep them and remove your property from the programme. Alternatively, you can stay in the programme and go ahead with our kitchen upgrade – it’s up to you. If you decide not to go ahead with the work, we might ask you to sign a disclaimer.
During the design process, we’ll ask you about future purchases of white goods, existing appliances and if you’re thinking about buying a larger than standard appliance, like an Aga cooker. If you’re thinking about purchasing anything like this, let us know before the design visit, as we can’t modify worktops at a later date.
We won’t use tiles or paint that you have bought. If you would like to tile or paint the kitchen yourself, let us know at the pre-entry survey.
Adaptations
We can fit minor adaptations for you, like handrails and mixer taps (which are easier to turn on and off). If you think you will benefit from these, please let us know.
Wall insulation
PrintWhat is External Wall Insulation?
External Wall Insulation (EWI) involves fitting thermally insulated material to the outside of your home and covering it with a weatherproof finish. We install it in properties that cannot have cavity wall insulation.
How will it benefit my property?
EWI will minimise heat loss from you home, reduce the cost of energy bills and minimise external noise. It also helps to prevent condensation and mould by keeping internal walls warmer.

Most of the time we will need to use scaffolding, so please make sure any items like hanging baskets, plant pots, children’s toys and ornaments are removed before the work begins.

Do I need to be home?
Yes, we might need to access your home to do an energy survey before and after we finish the work. This helps us prove that your home has become more energy efficient, which helps us secure more funding to do more of these improvements for our customers.
The survey won’t take longer than an hour, and will involve checking the following:
- The age and make of your boiler
- The number of radiators in your home
- If your windows are single or double glazed
- The condition of your doors
- Sometimes we may also need to look at your loft space.
During the work
We’ll keep you updated with how everything is going by giving you a daily task sheet. This will tell you what is happening on each day that we’re in your home. It will generally take about two working days, depending on the size of your home.
We’ll do everything we can to minimise disruption to you, but there may be some unavoidable noise and dust.
Satellite Dishes, CCTV and Security Alarms
If you have a Satellite Dish, CCTV cameras or alarms attached to your property, our engineers will need to remove them while the work is taking place. We’ll do our best to minimise disruption to you and will re-fix all items after the work is finished.
We can usually relocate these items temporarily so that you still have full use the equipment, but if you do have any problems, tell your Customer Liaison Officer immediately. We won’t be able to respond if some time has passed by the time you report it.
If we need to disconnect security alarms and can’t provide a temporary replacement, you might need to inform your home insurance company.
Scaffolding
If we need to use Scaffolding, we will put it up a few days before the work begins and take it down a few days after the work is finished, but sometimes it might take longer, depending on the weather. We’ll give you at least a week’s notice before we put scaffolding up at your home.
Due to the Party Wall Act, we might need permission from your neighbours before we build scaffolding, and depending on your home insurance, you may need to inform your insurance company that scaffolding is going up. You can check this in your insurance policy.
Please keep children away from any scaffolding on your property, and if anyone tries to access the scaffolding outside of working hours, report it to the police straight away. You should also inform your Customer Liaison Officer.
Fencing

- Interwoven/Overlap 1.80m high fencing to front of property
- 4m high concrete posts
- Concrete gravel boards
- 1m high front gate, heavy duty gate hinges, gate ring latch and shoot bolt (rear gates only)
Some of this may not be included, depending on what is in your garden. We’ll give you more information after your survey.
Do I need to do anything?
No, you don’t need to do anything. We’ll contact you to arrange a time to visit your home for a pre-entry survey. We will only be looking at fencing at the front of your property, so you won’t need to be home to let us in.
Before the pre-entry survey, our suppliers will need to visit your home to look at your existing fencing and order new materials. They’ll arrange this with you.
Getting ready for the work to start
Before the work starts, make sure any items like furniture, pots and plants are removed from your garden to avoid damage. You may also want to consider parking your car elsewhere or using a car cover while work is taking place.
If you have any special requirements, mobility or health conditions that may be affected by the work, let us know as soon as possible.
During the work
It will generally take about two working days, depending on the size of your home.
Can I have a taller fence, or buy my own for you to fit?
No, we can only install the standard specification of fencing for all properties.
Can I paint my own fence?
We don’t advise that you paint your fence yourself, so we will paint it for you.
What does privet removal involve?
If you have privet hedges in your front garden, we will be replace them with fencing. If the privet hedge is between two properties, we will need both neighbours’ agreement before we can remove it.
If a hedge is removed, we’ll fill any holes created and remove debris, but we won’t accept responsibility for tidying the garden, re-turfing or providing extra top soil.
Can I keep my privet hedge if I want to?
Yes, but you will need to call our Customer Service Centre and ask to be removed from the programme, and we will ask you to sign a form.
Please think carefully before you decide, as there is no guarantee we can come back in the future if you change your mind.
What about underground pipes?
To help us do the work safely and avoid any problems with underground pipes, we will contact the local utility company to request the plans for underground drainage systems.
Party Wall/Neighbour Issues
If you live next door to an owner-occupier (someone who owns the property they live in), we might need to tell them that we’ll be doing some work on your property. If we don’t get a response from them, it might cause delays.
External painting

Why do you paint properties every 5 years?
We paint properties every 5 years to help the items we’re painting last longer. Timber windows and other wooden fixtures are prone to deterioration if they aren’t looked after. Paint provides a weatherproof finish that lasts for a number of years and stops the timber deteriorating.
Getting ready for the work to start
If we need to put up scaffolding, we’ll give you plenty of notice and ask that you move items away from outside walls. Visit the Scaffolding section below for more information.
During the work – access to your home
We might not need to access your home every day during the work, but we’ll let you know when we do so it shouldn’t be a surprise when we call.
Leaving windows and doors open
Although it’s better to paint windows and doors when they are open, we will paint while they’re shut if you aren’t able to let us in. This may cause them to stick, so check them promptly when our contractors are still in the area. We’ll arrange to unstick them if necessary.
Pre-paint repairs
Sometimes we might need to do some quick repairs before we start painting, like fixing a gate or a fence panel. We might even need to order replacement parts and do some extra work, but we’ll let you know if we do.
Gutter cleaning
Blocked gutters are a major cause of penetrating damp in properties. When gutters are blocked, rainwater can overflow and seep into the brickwork and around windows, which causes damp patches and possibly mould growth on inside walls. Clearing gutters regularly helps to prevent this damage.
Scaffolding
Sometimes, we might need to put up scaffolding while we’re doing the work. We’ll give you seven days’ notice before it goes up, and we’ll let you know how long it will be up for. Due to the Party Wall Act, we might need permission from your neighbours before we do this.
We would recommend closing windows at the end of each day to keep your home secure. We will make sure scaffolding will be inaccessible overnight, but some people might still try to access it.
Depending on your home insurance, you might need to inform your insurance company that scaffolding will be put up at your home. You can check this in your insurance policy.
Windows and doors

- Patio/French doors; front and rear PVCu doors
It won’t include:
- Garage door replacement
- Cat flaps
- Bin store replacement
Sometimes we don’t fit PVCu windows due to planning restrictions in listed buildings or conservation areas. In these cases, we employ specialist contractors and you’ll get more information on the work being done before the programme begins.
If you have Timber Windows, the work will include:
- Repairs to timber windows
- Double-glazed units with energy efficient rated glass
- Lockable window handles
- Painting of frames and external decoration
Most of the time, our timber window specialists can restore windows to their original state, but sometimes it will need more extensive work.
Getting ready for the work to start
Before the pre-entry survey, our suppliers will arrange a time to visit your home and measure your current windows, so that they can make your new windows to fit and in time for the work to start.
If you have any cables running through your window frames, or alarm sensors attached to them, please let us know during the pre-entry survey. You may need to contact your service provider if we aren’t able to reinstall them. We will not take any responsibility for this type of equipment.
If you have any special requirements, mobility or health conditions that may be affected by the work, let us know as soon as possible.
Keeping working areas clear
There may be some vibration if we’re drilling during the work, so we recommend removing any curtains, blinds or items that could be damaged from windowsills before the work starts.
Furniture should be covered and moved away from working areas. If you need help moving furniture or need boxes to store items in, please let us know during the pre-entry survey.

Windows
What style of windows will be fitted?
Unless your current windows don’t comply with health and safety legislation, the replacements will be exactly the same style. All windows are fitted with plain, clear glass. If you think you need an extractor fan, speak to our contractor.
Roof and Velux windows will also be replaced as part of this programme.
Can I pay extra to have a different product fitted?
No, we aren’t able to install anything not included in the programme, or accept payment to do so.
Doors
What style of doors will be fitted?
If you currently have sliding patio doors in your home, we’ll replace them with French doors, but we won’t replace them if they’re in good condition.
Your new front door will come with a spy hole, chain, doorknocker and numerals.
If you have a rear door and window combination frame, we will replace the top panel with clear glass and the bottom panel with PVCu. This is for health and safety reasons.
If you have a porch, we will replace the external door, and if the door in in a good condition, we won’t replace it.
If I’ve fitted my own door, can I keep it?
Yes, as long as it meets the national guidelines for Social Landlords (i.e. it has a solid core). If it doesn’t, we’ll offer you a replacement.
Curtains and blinds
Sometimes, window dimensions may change slightly with the replacement, so if you are planning to get new curtains or blinds, we recommend waiting until the work is finished. We won’t accept responsibility for replacing items that don’t fit anymore.
Scaffolding
