Block A progress
October 2025
Work on Block A is moving along well. Bellway plans to hand the new homes over to Riverside in early spring 2026, bringing the first phase of the redevelopment closer to completion.
Naming the first block
We are currently consulting with residents on a name for the first new block. Once agreed, the proposed name will be submitted to Lambeth Council for approval, which typically takes around four months. We’ll keep you updated as this moves forward.
Phase 1 home viewings
It’s an exciting time for residents due to move into the new block. From mid-November, they will be able to view their new home at the ‘white box’ stage, with fixtures and basic decoration in place. These initial viewings are a chance to see the size and layout of the future homes.
In early 2026, they will also be invited for a second viewing once kitchens and flooring have been installed. This will allow them to see their new home much closer to its finished state. We will continue to share updates as the redevelopment progresses.
Progress update
May 2025
Work on site continues to progress well. The steel framing system that supports the Block A’s façade has been fully installed, and Bellway is completing the installation of windows. Brickwork between the ground and first floors is finished, and with the roof complete, the structure is watertight. Lift installation is underway. Plumbers have started work on the internal waste pipes and rainwater systems. Construction of internal party walls is scheduled to begin at the end of this month.
It’s an exciting time as residents in the first phase have begun selecting the kitchen and flooring options they would like to see in their future home. In the coming weeks, we’ll continue to support residents through the allocation of the first new homes. According to the current construction programme, we anticipate the first homes will be ready for occupation in early 2026. Viewings for these properties are expected to take place in early Autumn; however, these dates are subject to change. We will continue to share regular updates as the project progresses.
Marking a major milestone at Geoffrey Close
February 2025
On Friday, 7 February we celebrated a major milestone in the Geoffrey Close regeneration in Lambeth with the ‘topping out’ of the first new block. Our partners Bellway, local MP Helen Hayes and Councillor Deepak Sardiwal, residents, and project partners from Airey Miller, Pellings, and Arcadis joined the ceremony, marking this important step towards delivering 441 much-needed new homes.
The first block, providing 25 new homes for rent, is set for completion in early 2026, with existing residents moving in as part of a phased programme. Residents have been at the heart of shaping the future of Geoffrey Close, and we’re proud to be delivering high quality, energy efficient homes that will improve their quality of life.

Our latest update
January 2025
Bellway has now completed the concrete frame for the first block, marking a key milestone for Geoffrey Close. We’re actively engaging with residents to gather their feedback as we prepare for the first new homes to be completed in early 2026, with moves following soon after.
In line with Bellway’s phase one construction plan and to allow construction works to progress safely, the footpath linking Kenbury Street to Canterbury Close will close next month. It will remain closed until Block A is completed in early 2026, with access to Canterbury Close via Lilford Road in the meantime. We’re continuing to work closely with Bellway to minimise any disruption and will keep local residents updated as work progresses.
Our latest update
November 2024
Bellway is making great progress, and, by the festive break, they’ll have finished the fifth level of the new block’s reinforced concrete frame, with the stair core already coming together. The new cabling installation along Kenbury Street has also been completed.
Looking ahead to the new year, Bellway will focus on adding the steel framing system around the structure and making it waterproof. After that, scaffolding and brickwork will be underway. It’s an exciting time as the first block starts to take shape. We’ll continue to keep everyone updated as construction continues.
