Repair responsibilities depend on the type of home you live in and what’s written in your lease. Here’s a quick breakdown to help you understand who takes care of what.

If you live in a flat:

Riverside is responsible for:

  • The building’s structure, including the roof, foundations, and external walls
  • Common areas, including internal hallways and staircases, external paths and shared grounds and any shared utilities, such as communal drains.
  • Decorating common parts every 4 years.

You (the leaseholder) are responsible for:

  • Everything inside your flat, including decorating the interior and any fixtures/fittings (e.g. window handles, kitchen units, bathroom basins, toilets).
  • Any services or utilities that serve only your flat.

If you live in a house:

Riverside is responsible for:

  • Exterior decoration (doors and windows) at least every 4 years.
  • Boundary walls, fences, and any shared areas within the development that are not specifically listed as the leaseholder’s responsibility in the lease.

You (the leaseholder) are responsible for:

  • All repairs and maintenance inside and outside your home.
  • Service installations (e.g. plumbing, electrics).
  • Party walls and fences.

Who is responsible for driveways and car parks?

  • Driveways: Your responsibility if they’re part of your lease.
  • Car parks: Those that are designated as shared or communal in the lease are maintained by Riverside.
