Selling your home

If you own 100% of your home, you can usually sell it on the open market through an estate agent. You may require formal consent or an LPE1 / management pack from Riverside, your solicitor should contact Riverside to obtain our requirements.
If you do not own 100% of your home, under the terms of your lease, Riverside must give formal consent to the sale of your property, please contact us using the online form on this page as soon as you decide to sell your home so we can provide you with further information.
There are a number of requirements which must be met for us to give our consent to the sale, known legally as a ‘lease assignment.’ We charge an administration fee to both the buyer and the seller for this service.
How the process works for shared owners:
1. Obtain a valuation
You must arrange and pay for a valuation by a RICS certified surveyor for the 100% value of your home. Send us a copy of the report for approval.
2. Advertise your home
Once we’ve approved your valuation, you can market your home for sale through and estate agent. We will send an information sheet for your estate agent to refer to.
3. Buyer approval
Potential buyers must complete an application form and be referred and assessed by an Independent Financial Advisor. We will let you know when the buyer is approved so you can agree the sale.
4. Instruct solicitors
Once the sale is agreed, you can instruct your Solicitor to begin the conveyancing work. Your estate agent should send us a “Memorandum of Sale” with details of yours and the buyers’ solicitors.
5. Solicitor requirements
We will instruct solicitors to act on our behalf, who will liaise with your solicitor to progress the sale. We’ll send to your solicitor.
6. Sale and leasehold enquiries
Our solicitors will contact us once yours have sent through any leasehold enquiries or the management pack. We will deal with the legal and leasehold enquiries from solicitors on both sides of the sale
7. Notification of completion
Your solicitor will notify our solicitor when completion has taken place. We will update our records with the new owners’ details.
